Post-build
Post-build cleaning.
What it is. After builders, joiners, or decorators leave, the property is full of fine construction dust that bonds to surfaces and gets into vents, sockets, and rails. Standard cleaning will not shift it. Specialist post-build kit will.
When you'd need this. You've just finished an extension, a loft conversion, a kitchen refit, a new-build handover, a full refurbishment, or any job where trades and dust have been in the space for weeks.
What the specialist does. HEPA-filtered vacuuming through every room. Hand-wiping every surface and fitting. Removing builder's marks from glass, tiles, and worktops. Cleaning windows inside and out. Full sanitation before handover.
Hoarder
Hoarder cleaning.
What it is. Clearing and deep-cleaning a property where belongings, rubbish, or accumulation has built up over months or years. Often follows a bereavement, an eviction, or a move into supported care.
When you'd need this. You've inherited a property to clear before sale. You're a landlord with a tenant who's left the property in this state. You're supporting a family member through a clear-out. Discreet, non-judgemental work.
What the specialist does. Sorting, bagging, and removing items in agreed categories (keep, donate, dispose). Heavy-duty cleaning of every surface once the property's cleared. Odour treatment if needed. Skip hire or waste removal arranged on your behalf.
Biohazard
Biohazard cleaning.
What it is. Cleaning after blood, bodily fluids, decomposition, sewage, or other contamination. Requires PPE, hospital-grade chemicals, and waste disposal under hazardous-waste regulations.
When you'd need this. Following a death in the property (especially unattended). After a serious accident. After a crime scene released by police. After sewage flooding or a burst pipe in a contaminated area.
What the specialist does. Full PPE-protected cleaning with hospital-grade chemicals. Removal of contaminated materials (carpets, soft furnishings, sometimes plasterboard or floorboards). Waste disposal through regulated channels. Certificate of cleanliness for insurance, sale, or landlord records.
Fire damage
Fire damage cleaning.
What it is. Cleaning after smoke, soot, and heat damage from a fire (kitchen blaze, electrical fault, candle, arson). Smoke residue gets into fabrics, carpets, walls, ceilings, ductwork, and behind every fitting. Standard cleaning will not shift it. Specialist kit and chemistry do.
When you'd need this. After any fire that left soot, smoke staining, or smell, however small. Insurance claims often require certified specialist cleaning, not domestic. Also after smoke damage from a neighbouring property.
What the specialist does. Soot and smoke residue removal from every surface with degreasers and dry-sponge methods. Ozone or hydroxyl treatment to neutralise the smell at molecular level. HVAC and vent cleaning so the smell doesn't keep coming back. Carpet and soft-furnishing treatment. Most partners also handle insurance liaison directly.
Severe mould
Severe mould removal.
What it is. Removing serious mould (black mould, structural mould, mould affecting whole walls or ceilings). Standard end-of-tenancy cleans handle light surface mould; this is for cases where it has spread, gone deep into plaster, or there is a health concern.
When you'd need this. Severe black mould in a bathroom, bedroom, or kitchen. Mould growing on plasterboard or behind furniture. Mould that keeps coming back after cleaning. Property after a leak, flood, or condensation issue. Anywhere a doctor or HSE has flagged a health concern.
What the specialist does. Mould identification (different types need different treatments). HEPA-filtered air scrubbing during the work. Antifungal treatment of affected surfaces. Removal of mould-damaged materials where remediation is needed (plasterboard, sealant, sometimes flooring). Root-cause assessment so the mould does not return.
Post-pest
Cleaning after pest control.
What it is. Deep cleaning after a pest infestation has been treated (rats, mice, cockroaches, fleas, bedbugs). The pest control company kills the infestation. We connect you with specialists who clean up afterwards: droppings, urine, contaminated surfaces, food residue, soft furnishings.
When you'd need this. After any pest control treatment. Especially urgent for rats and mice (urine contamination is a real biohazard), cockroaches (allergens and bacteria spread through the home), or bedbugs (heat treatment plus deep clean to clear eggs).
What the specialist does. Removal of droppings, nesting material, and contaminated insulation. Sanitisation of every affected surface with industrial-grade chemicals. Inside cupboards, behind appliances, under floorboards if needed. Coordination with the pest control company to confirm the property is fully clear before re-entry. Insurance-ready documentation for landlords.
